Description

179 Acres, Four Titles, One Shoreline — The Avalon's Next Cottage Community Starts at Whitbourne. This is working landscape: black spruce and open bog, rock outcrop, and a chain of ponds that gives the whole assembly its shape. Bethunes Pond anchors the west. Hoopers Pond and a river channel work through the southern block. Two connected ponds sit at the heart of the northern ground. Shorelines are already defined by 15 m Department of Environment reservations. Every parcel touches the old railway bed, now the Newfoundland T'Railway Provincial Park — 883 kilometres of all-season trail from St. John's to Port aux Basques, part of the Trans Canada Trail. Walk out the back of a future lot onto it. The parcels break down cleanly: 36.475 ha and 24.102 ha as the two anchors, with 6.872 ha and 5.175 ha to round out frontage, access and phasing. All four sit roughly 1.3 km from Whitbourne village — groceries, fuel, school, marina, and the Trans-Canada on-ramp within minutes, yet nothing but bog and spruce in view. Cottage demand on the Avalon has been proven with Goose Pond Development adjacent and Ocean Pond, six km east; that is the template, and this assembly sits closer in, with more pond frontage and four separate titles to phase, sell off, or hold. Buyers to satisfy themselves as to zoning, subdivision and servicing and any applicable permits. (id:66096)
