Where our listing data comes from
haho.ca does not create listings. Every property on this site was filed by the brokerage representing it and reaches us through one of two licensed data feeds. Which feed a piece of information came from decides how we are permitted to show it, which is why some of what you see here is open to everyone and some of it asks you to sign in.
Active listings: CREA's Data Distribution Facility
Properties currently for sale or for lease come from the Canadian Real Estate Association's Data Distribution Facility, known as the DDF®. It carries listings contributed by REALTOR® members across the country, and it is the source for the address, price, photos, description, room details and features you see on a listing page. This data is public: browsing, searching and viewing an active listing never requires an account.
Sold and leased data: PropTx
What a property actually sold for, when it closed, and the market statistics built from those sales come from PropTx under a Virtual Office Website agreement. That agreement is the reason sold prices sit behind a free account and a short terms acknowledgement, rather than being open to the whole web. It is not a paywall and we do not sell the data. It is the condition under which we are allowed to show it at all.
Everything derived from sold data inherits the same rule, including price history, comparable sales and the figures behind a home value estimate.
Which provinces are covered
We carry listings for Ontario, British Columbia, Alberta, Nova Scotia, Saskatchewan, New Brunswick, Newfoundland and Labrador, and Prince Edward Island.
Quebec and Manitoba are not currently covered. Quebec listings are distributed through Centris rather than the DDF®, so they do not reach this feed. We would rather say so than show you an empty province page and let you conclude nothing is for sale there.
How often it updates
- Active listings refresh from the feed several times every day, so new listings and price changes appear the same day.
- Sold data updates nightly.
- A weekly reconciliationcompares our catalogue against the full feed and removes listings the source no longer carries. Without it, sold and expired properties would linger in search results indefinitely, because a feed does not always announce a listing's departure.
- Market statistics are recalculated on a regular cycle and each figure is validated before it is published. See our methodology.
What the seller controls
A seller can instruct their brokerage to withhold a listing from websites like this one, or to publish it without its street address. We honour both. Where an address has been withheld you will see the city but no street, and no map pin. Photo galleries are capped at forty images per listing under the same data rules.
Accuracy
Listing information originates with the brokerage that filed it. It is deemed reliable but is not guaranteed accurate by CREA, by the originating real estate boards, or by haho.ca, and it should be verified before you rely on it in a transaction. Square footage, lot dimensions and taxes in particular are supplied by the listing brokerage and are not independently measured by us.
If something looks wrong, tell us. Some corrections have to be made at the source by the listing brokerage, but we would rather know than not.
