Market descriptions are generated from measured data

When a city page tells you homes there are selling close to asking, or that properties are taking longer to sell than usual, that sentence was generated from that city's own measured figures. It was not written by hand for that city, and it is not an opinion about where the market is heading.

The rules those sentences follow:

• Every sentence restates a measurement. If there is no number behind a statement, the statement does not appear.
• Thresholds come from the data, not from instinct. What counts as a fast sale is derived from how quickly homes actually sell across the markets we carry, rather than from a round number someone picked.
• Most markets get no description at all. A typical market is typical, and saying so adds nothing. Descriptions appear only where a figure is genuinely distinctive.
• Thin samples produce silence. Where too few sales sit behind a figure, no description is generated from it.

Claims we do not make

• Causes. We report that a figure moved. We do not assert why it moved, because a single price or inventory metric cannot establish that.
• Urgency. No page tells you to act before competition increases or that a property will not last. That is sales pressure dressed as information, and it is not ours to apply.
• Judgements about a specific property. Our writing describes markets. Whether a particular home is a good buy depends on your circumstances and is a conversation for a licensed professional.
• Reviews and ratings. There are no testimonials, star ratings or review counts anywhere on this site, invented or otherwise.
• Guaranteed accuracy. Listing information comes from the filing brokerage and is deemed reliable but not guaranteed. See data sources.

Guides and written articles

Educational content, such as guides to buying or selling, is drafted with the help of AI tooling and reviewed by the site operator before it is published. We do not attach a named professional reviewer to a page unless that person genuinely reviewed it, and we do not claim a level of editorial oversight we do not have.

Nothing on this site is real estate, legal, mortgage or tax advice. Haho, our AI assistant, generates its answers from listing data and general knowledge, and can be wrong. Real estate services are provided by a licensed salesperson, and mortgage information comes from our partner. Both are identified on our about page.

Corrections

If a figure or a statement on this site is wrong, tell us and we will look at it. When the error is in how we calculated or described something, we fix it and the corrected figure flows through everywhere it appears. When the error is in the listing data itself, the correction has to be made by the brokerage that filed it, and we will say so rather than leave you waiting on us.

Market figures are validated before publication, and a figure that moves sharply against its own history is held back for review rather than published automatically. The method behind each number is set out in our methodology.
