How it works
- 1
Tell the brokers about your purchase
Start an inquiry with our partner mortgage brokers at iShopRates. Takes under a minute, no obligation, and asking never affects your credit score.
- 2
They shop multiple lenders
A licensed broker gathers your documents and compares offers across lenders on your behalf, at no cost to you in most cases.
- 3
Lock your rate
A pre-approval holds your rate for up to 120 days, so you can offer with a firm budget even if rates move.
Renewal & refinance
Coming up for renewal or looking to access equity? iShopRates compares renewal offers across lenders so you don't automatically roll into a higher rate.
Commercial mortgages
Financing for retail, office, multi-family or mixed-use properties. Commercial lenders price deals on income and tenancy. Our partners know how to structure the file.

Common questions
How does mortgage pre-approval work?
A pre-approval is a written statement from a lender confirming how much they are willing to lend you, based on your income, credit, and debts. It gives you a firm budget before you make an offer. Our partner mortgage brokers at iShopRates gather your documents and shop multiple lenders on your behalf, usually at no cost to you.
What is the difference between insured and uninsured mortgages?
An insured mortgage (less than 20% down, purchase price under $1.5M) requires mortgage default insurance through CMHC, Sagen, or Canada Guaranty. Because the lender's risk is covered, insured mortgages often qualify for lower rates. Uninsured mortgages apply when you put 20% or more down, or when the purchase price is over $1.5M, and are typically priced slightly higher.
What do mortgage rates depend on?
Rates reflect your credit score, down payment size, the property type, your income stability, and whether the mortgage is insured. Fixed rates also track Government of Canada bond yields; variable rates follow the Bank of Canada overnight rate. Rates shown here are illustrative and on approved credit (OAC). Your actual rate is confirmed at application.
